First Kai vs. Beitou, a look at good houses in Tongzhou Songzhuang
Beijing, Shenshen, Xu Di On April 2, Beijing Urban Subcenter 0703 Block FZX-0703-6032 and 6031 land parcels were successfully auctioned.
Capital Land Development Co., Ltd. (600.76.SH) won the parcels at the floor price of RMB 1.77B, with a residential floor price of about RMB 19.8k per sq m.
The project covers 4.26 hectares, with an estimated above-ground construction control scale of about 92.4k sq m. It includes two sub-parcels, namely:
Parcel 6032 is residential land, covering 3.88 hectares, with above-ground gross floor area of 89.3k sq m, a plot ratio of 2.3, and a maximum height limit of 60 meters.
Above ground, a 500-sq-m community party-and-masses service station needs to be set up.
It is also planned to newly build one each of a limited radio and television level-three equipment room and a communications equipment room, as well as one 10 kV switchgear station and one medium- and low-voltage voltage regulation cabinet each.
Parcel 6031 is kindergarten land, with above-ground construction scale of 3,040 sq m, a height limit of 16 meters, and planned as a 9-class kindergarten.
The land planning conditions publicized last August mentioned that, while ensuring that the kindergarten land’s development scale remains unchanged, in the project’s subsequent方案, its location may be adjusted appropriately by combining it with residential land.
This point can make residential development more flexible.
The land is located in Songzhuang Town, Tongzhou District, and is a project included in last year’s eighth-round roster.
Songzhuang Town is close to the Urban Subcenter and is an important part of the Beijing-Tianjin-Hebei coordinated development strategy.
According to the planning for the Beijing Urban Subcenter, Songzhuang is positioned as an arts town, and nearby commercial formats are mainly art museums and galleries. At present, the urban interface is generally underdeveloped: amid large areas of vacant land, there are village houses awaiting demolition. In recent years, with the development of some tourism resources, the catering industry has gradually grown, and supporting facilities for daily living have been rolled out one after another.
In January 2024, some villages in Songzhuang Town were listed in the in-city village redevelopment plan, marking major progress in the region’s urbanization.
There are also quite a number of properties currently for sale in Songzhuang, including Jindi Beijing Yi Street, Jian Tou Guomao Yue Shang, and Chengjian Guoyu Sheng, etc.
About 4 kilometers south of Parcel 6032, the Dinggezh庄 6002 parcel has completed the land auction. A consortium of Beitou Property + Beijing Construction Engineering + Xin Hangcheng took it at the floor price of RMB 19.8k, with a floor area price of about RMB 17.9k per sq m.
At present, the approved planning drawings have been released. The plan includes 3 low-rise high-rise buildings and 27 townhouse-style residences, totaling about 866 units, with average gross floor area of 100 sq m+ per household.
The development entities for this project are Beijing Beitou and YI Yu Real Estate Development Co., Ltd. Beitou Property holds 60%. Liu Hui serves as the chairman of the project company, and Qi Lin Tao serves as general manager.
The Parcel 6032 acquired by Capital Land Development is in the same 0703 block as Beitou 6002, and it is adjacent to the Songzhuang Town government. Beijing No. 11 School Tongzhou Experimental School (a nine-year integrated school) is also within this block, so the educational resources are quite strong.
Surrounding supporting facilities include Gudé Mart shopping plaza, Capital Land Tongzhou Vientiane Hui, Hualian Shopping Center (Liuhé Xincun store), Beijing Anzhen Hospital Tongzhou Campus affiliated with Capital Medical University, the Lixian Gucheng Site Park, Lucheng Central Park, and Jianhe Park, among others.
At the end of last November, the Gezhu Village in Songzhuang Town also released a low-density land parcel, within the same range as Lú Néng GlásS Town.
The parcel number is TZ01-0101-0001, with a land area of about 5.5 hectares. The above-ground construction scale is about 57.7k sq m, with a very low plot ratio of 1.05 and a height limit of 18 meters.
In addition to Songzhuang, in Tongzhou’s older urban area, multiple land parcels have also been unveiled recently, including: in the Baliqiao area, 4 residential land parcels and 1 commercial land parcel near Chaotang Lanyue, with a total construction scale of nearly 190k sq m; the mini-housing plots in the Xinhua Street area, with residential gross floor area of only 14.1k sq m and a plot ratio as high as 3.0; as well as the FZX-0303-0159 parcel whose planning was publicized in October last year, located in the Jiu Ke Shu Li Yuan area, with an above-ground construction scale of about 62.4k sq m.
In addition, Lucheng Town has also been gradually publicizing a batch of land parcels, among which there are 8 residential land parcels, with a total volume of close to 360k sq m.
According to incomplete statistics, from the latter half of last year to now, there have been 19 residential land parcels in Tongzhou District that have been publicized with comprehensive implementation plans,
with a total planned construction area of850k sq m.
