Yuen Long Kam Shiu Garden, No. 9 Hebei Street, single-family house, usable area 962 sq ft. Listed for about three weeks, recently negotiated and sold for HKD 10.6 million, with a usable price of HKD 11,019 per sq ft.

Centaline Property states that the buyer is from outside the district, attracted to the independent house living environment, and saw the unit layout as suitable for personal use.

It is understood that the original owner purchased the unit in 1989 for about HKD 680,000 and held it for approximately 37 years. The transaction resulted in a paper profit of HKD 9.92 million, with the unit appreciating 14.6 times during the period.
