Top 10 Real Estate Projects in First Two Months Exceed 10 Billion Yuan in Sales, These 2 Cities Have "Far Ahead"
The small spring in 2026, Shenzhen’s new home market unexpectedly becomes the leader in recovery.
According to data from the China Index Research Institute, the top 10 new home sales projects (hereinafter referred to as TOP10) in the ten hottest cities nationwide for January and February 2026 have been released. Unlike the first two months of 2025, when Shanghai’s TOP10 sales totaled “far ahead,” this year Shenzhen’s TOP10 total sales (about 12.98 billion yuan) surpassed Shanghai, becoming the new leader: Shanghai TOP10 and Beijing TOP10 sales totals rank second (about 10.55 billion yuan) and third (about 6.94 billion yuan), respectively; Hangzhou TOP10 sales (about 6.19 billion yuan) exceeded Guangzhou TOP10 sales (about 5.05 billion yuan).
Data from the China Index Research Institute shows that in Shenzhen, in January and February 2026, China Trust City Development Xinyue Bay, Shenzhen Bay Yunxi, and Yue Zhenfu projects achieved sales of approximately 4.93 billion yuan, 2.79 billion yuan, and 1.17 billion yuan, respectively, with three projects exceeding 1 billion yuan in sales. Among them, China Trust City Development Xinyue Bay is also the top-selling project among the ten hotspots.
In Shanghai, Anlan Shanghai, Lujiazui Taikoo Yuan·Yuan Di, and Yunqi Binjiang projects also each surpassed 1 billion yuan in sales; in Beijing, Beijing Ruyuan and China State Construction·Yunhe Jiu Yuan achieved sales of about 1.46 billion yuan and 1.2 billion yuan, respectively.
Looking at the distribution of leading projects, in the first two months of this year, the top ten hottest cities nationwide each had three projects with single-project sales exceeding 1 billion yuan, with Shenzhen and Shanghai each holding three spots, Beijing with two, and Hangzhou and Guangzhou with one each.
Notably, in the first two months of this year, Hangzhou TOP10’s total sales reached about 6.19 billion yuan, showing strong momentum in catching up; Chengdu, with projects like Jianfa Haiyao and Luhu Ecological City, had a combined TOP10 sales of about 3.78 billion yuan, making it a standout among central and western cities, though still lagging behind Hangzhou.
Cities like Suzhou, Chongqing (central urban area), Changsha, and Zhuhai have a relatively steady start, with TOP10 combined sales of approximately 2.16 billion yuan, 2 billion yuan, 1.55 billion yuan, and 1.51 billion yuan, respectively, with only a few projects like Xiangshan Xihua Garden (530 million yuan) and Chongqing Yunhu Jun (410 million yuan) performing notably.
